As we reached the theoretical 'bottom of the market', more and more buyers have been entering the market by the day. However, a lot of homeowners we are talking to are deciding to wait until the spring market to sell their homes. Why do we wait until spring/after the election?
Better weather conditions in spring may attract more potential buyers
Landscaping and curb appeal improve during spring, making properties more attractive
Spring is traditionally a "busy season" in the Auckland real estate market
Increased demand from an influx of buyers looking for homes in the area
Families with school-age children prefer moving during the summer break
Sellers may expect higher selling prices during the active spring market
Tax refunds in spring can help potential buyers with their down payment
Sellers might be completing renovations or improvements before listing in spring
Waiting on the results of the upcoming election.
While all these points are valid, is there a case this year for selling now?
Is selling now best for my home?
A question we've been asked by a few clients recently, is are we best to sell now while there are buyers who are desperate to buy? The realistic answer to this is there will always be buyers in the market who are desperate to buy, and as long as there are no more big interest rate hikes we can't imagine this changing anytime soon. However where this market can benefit you, right now you will virtually be selling in isolation, the buyers that are desperate to buy do not have any choice, so they are having to fiercely compete for homes. We are expecting an influx of listings in the springtime (potentially 3x or 4x more). When more listings come online it is harder to stand out from the competition, giving you fewer chances of getting a premium price. The question is do you believe there will be 3x or 4x as many buyers to meet the influx of listings?
What are the next steps?
If you think selling now maybe be best for you, or want to know our unbiased opinion on whether you should go now or wait until spring/after the election. It is always good to have an opinion from multiple real estate agents, as this can help you put together the best plan for you (and your property) going forward. It does take at least 2-3 weeks to get a home market ready (and up to 3 months if we uncover problems that may affect the price of your home), then 3-4 weeks on the market, so there isn't a lot of time to make the most of the current market.

The coffee is fresh and delicious, pretzels and doughnuts will get your mouth watering and there is a selection of bagels to treat even the fussiest eater. We cannot recommend "Everyday Coffee" highly enough.
The vision of making Everyday Coffee a community space is more than just an idea. They plan to make the cafe available in the evenings for various groups and collectives to use, and the vision is to expand into a wine bar in the future (all going to plan), with a glorious courtyard open all day too.
